Properties are carefully selected after reviewing tens of possibilities and only those which meet the restrict investment requirements and guidelines are the ones which are acquired at below market values.
Properties are divided in to two categories:
1- Those that are acquired for re-sale with immediate profit potential.
2- Those that are acquired for rental cash flow and appreciation.
If interested, investor partners may visit the properties during processes of the acquisition, remodeling, sale or rentals. The option of fee simple sole ownership or partnership in individual projects is also available to those who prefer to invest on a case to case basis.
Depending on the project, I directly oversea the planning, remodeling and management of the properties and also contract local professionals. In addition to direct marketing of the acquired properties for sale, I also use local real estate professionals to obtain maximum sale price.
Minimum cash investment required is $25,000 USD. Quarterly and annual investment reports are sent to investors for their review.
