The buyer upon review of the deed, issues a deposit check directly to the seller, awaits for the seller to provide title documents and then proceed with closing. At closing there are no perorations of various fees or it is done the last minute between the buyer and seller.
 
Foreigners are not authorized to open a bank account in Brazil but they can own real estate. Therefore a foreign investor often has to wire the purchase money directly to the account of the seller BEFORE the closing which leaves the foreign investor fully at the mercy of the seller to attend the closing and sign the closing documents or simply walk away with buyers money.
 
Of course the investor also has the option of relying on unconventional and unsecured exchange services with transfer of substantial amount of money and in that case the foreign buyer often ends up carrying tens of thousands of Brazilian Real to the closing.
 
The reverse situation also applies to the sale of a property by a foreign seller. Not having a bank account, foreign investor either has to receive all cash and beside the danger of carrying all that money, deal with exchange and transfer of the money to the home country or has to arrange for wire of the funds to the his or her bank account overseas. However a typical buyer would not agree to wire the funds before the closing and on the other hand if the foreign seller agrees to sign the property to the buyer before the money transfer, there is no guarantee that the buyer would send the funds afterwards.
 
New Frontiers has resolved all these worries and by using neutral escrow and trust accounts takes the worry out of real estate transactions in Brazil  and allows a secured and smooth transaction. New Frontiers also in advance assures that all accounts such as existing financing, condominium fees, taxes etc are all up to date and prorated complimented by a closing accounting statement.
 
Additionally by obtaining a full independent title report, New Frontiers assures there are no title issues as of the date of transfer.
