The reverse situation also applies to the sale of a property by a foreign seller. Not having a bank account, foreign investor either has to receive all cash and beside the danger of carrying all that money, deal with exchange and transfer of the money to the home country or has to arrange for wire of the funds to the his or her bank account overseas. However a typical buyer would not agree to wire the funds before the closing and on the other hand if the foreign seller agrees to sign the property to the buyer before the money transfer, there is no guarantee that the buyer would send the funds afterwards.
